    If you are participating in Zoom gatherings or may be in the future, you need to know that Zoom is releasing robust security enhancements and making changes. Here’s everything you need to know to start updating today.

    On April 27th Zoom released Zoom 5.0, setting a new standard in video communications security. After May 30th all Zoom users will be required to upgrade before joining meetings.

    You may be prompted to update when you next open Zoom. You may also go to to update Zoom. You can select the appropriate upgrade for the version of Zoom that you have been using.

    Now you will be able to walk up to a restaurant or food truck and order though you still can't eat inside.  And, yes, you will have to wear a mask.  In fact, we should start getting use to that for the intermediate future. 

    Still, in-person ordering is one step toward relaxing the stay-at-home order that has been in place for months.

    When it was announced that the Freeman's Auction House at 1810 Chestnut Street was sold and being redeveloped, CCRA reached out to the Developer (Astoban Investments) and its architect (Cecil Baker and Partners) to discuss the project. While the redevelopment is as a matter-of-right and does not require any zoning variances, it will have to be approved by the Philadelphia Historic Commission. The Developer and its architectural team were happy to meet with a Task Force appointed by the CCRA President to review the proposal and provide neighborhood input. The Preservation Alliance was invited to join the Task Force in this effort.

    At the first meeting, the Task Force conveyed neighborhood concerns about preserving the historic façade and feeling of the property; not overwhelming the vicinity with a massive building; using materials which were harmonious with the architecture of the Rittenhouse Square area; and minimizing adverse traffic impacts. The Task Force was told that all of those concerns would be incorporated in the resulting design. 

    At the second meeting, the Task Force was shown the proposed project in substantial detail. We were pleased that the concerns we had raised were addressed appropriately and the resulting building is tasteful, in harmony with its surroundings and minimizes adverse effects on its immediate neighbors and the surrounding streets. This design was proposed in part because of the Developer's desire to be a good neighbor and because CCRA has developed a history of working in tandem with developers of major projects for the good of the neighborhood. 

    The Developer's submission to the Philadelphia Historic Commission's website or can be downloaded from here.  Those wishing to attend the Architectural Committee or the PHC Commission meetings electronically can find instructions on the website. The CCRA Board will consider endorsing the project at its June 9th meeting. Please let us know if you have any comments before then.

    Governor Tom Wolf today announced that starting today, businesses and employees in the real estate industry may conduct limited business-related activities statewide and provided guidance for this industry to operate in red phase and yellow phase counties.

    All in-person activities should be scheduled and limited to no more than the real estate professional and two people inside a property at any time, exercising appropriate social distancing.

    When conducting settlements/closings utilize remote notary, powers of attorney or the exchange of contract documents electronically or by mail wherever possible. Where it is not possible to conduct settlement/ closing via remote notary or POA, attendance in-person must be limited to required signatories and their legal counsel or real estate professional only, and steps to preserve social distancing must be followed to the maximum extent possible.

    Businesses and employees are also encouraged to provide sellers with relevant safety information and protocols for cleaning and sanitizing properties; utilize electronic marketing as much as possible; provide all individuals at an in-person activity with a verbal health screening; stagger scheduling of property showings; avoid physical contact with the property by staging in advance to prevent the need for interaction with items like lights, interior doors, drapes and blinds; and minimize time spent in the property by having discussions away from the property via remote means.

    Starting today, if you use or drive for Uber, you must wear a mask or face covering.   Drivers and passengers will be required to follow the new rules to keep each other safe during the pandemic.
